As we are all aware, location is of paramount importance when purchasing a property and buying a property abroad can be more confusing without true knowledge of life there. So let us look at this property and give you a clear understanding of the unique benefits of its location. It may also assist you to consider things that may not have occurred to you when searching for your home here in Crete.
Perhaps you are looking for a part-time, summer home, in which case it is probably sun, tranquillity and beautiful views that are of great importance to you. The sun is here of course. Take time to consider whether tranquillity is achievable. If you live in a village or complex with many neighbours, near a busy road or motorway, close to a taverna, bar or hotel then tranquillity may not be an assumption. Most of your summer months are spent living and dining outdoors. It is also important to consider if opting for a property in a remote area, that you will commit yourself to travelling to beaches, restaurants, bars, shops, banks etc.
If you are looking for an all-year-round home, consider your needs during the winter months. A remote area may find you travelling even further afield to find the facilities you need - resorts close during the winter months and more frequent travelling into Chania often becomes necessary.
Ano Stalos…….
Aetopholia lies in a small enclave of properties in Ano Stalos. It is 1.8km from the nearest beach, bars, restaurants, ATMs etc. - a five minute drive or twenty minute walk through the countryside. It is situated in the hills above Stalos and has breathtaking views across the bay and city of Chania, the White Mountains and surrounding countryside. It is a fifteen minute drive into Chania.
Due to its elevated position, in the hot summer months it is sufficiently high above the coast to be cooler and in winter escapes the dampness found in the lower areas. The surrounding handful of properties combine Greek and North European residents. The majority of this very small neighbourhood live in Crete full time and there is a friendly, supportive, community atmosphere which also has a healthy respect for individual privacy. Your home and your garden really can be your sanctuary here.
Whilst the National Road is easily accessed, Ano Stalos is fortunate enough to be unaffected by the associated traffic noise. Standing in an elevated position in approximately 2 Strema of land, Aetopholia has a magnificent garden, an olive grove with around 25 trees and uninterrupted views. It's high position works well - it would not be possible for future building to be extremely detrimental to the views currently enjoyed.

Carved into the hillside, the house was constructed in 2004 by a well respected local architect with a reputation for quality, specializing in the design and construction of exclusive homes. The lower garden at the rear of the house faces the White Mountains and the bay of Chania. This is a tiered garden which rolls seemlessly from landscaped garden to a beautiful olive grove. Harvesting the olives is part of the experience of real Cretan life.
The upper landscaped tiers are heavily stocked with flowers and shrubs - you will also find a young harvest of melons, oranges, apples, pears, grapes and peppers.
The upper, front garden of the property is exquisite. Traditional Cretan stone walls to the boundary open to a large gravel drive with ample parking for two cars. A magnificent rose-bordered path leads to the front door. There are shrubs, flowers, many herbs, young orange, lemon, apricot and kumquat trees - as well as three magnificent mature olive trees which are an enviable addition to your Greek home. The garden has lighting and is perfect for evening dining on the terrace.
There is planning permission for a swimming pool and a well-considered area of the tiered garden has been cleared of trees and shrubs in readiness.

Stalos: Province of Kidonia 7 km to Chania Town
